DPA2023-00013: Mixed Use Rural Communities

Background

An amendment to the Prince William County Zoning Ordinance and Design & Construction Standards Manual (DCSM) to implement the Land Use Chapter of the Comprehensive Plan

On December 13, 2022, the Board of County Supervisors in Res. No. 22-591, as part of their approval of the Comprehensive Plan Amendment #CPA2018-00008, Land Use Chapter, initiated an amendment to the Prince William County Zoning Ordinance and Design & Construction Standards Manual (DCSM) to implement the Land Use Chapter. The following are the changes that are included as part of the resolution. 

1. Various sections in County Code Chapter 32.1 to remove references to the “Rural Area,” (addressed as part of DPA2023-00016, Technical Updates to Implement the 2040 Comprehensive Plan) 
2. County Code Section 32-300.40-60 to align clustering districts with new Conservation Residential (addressed as part of DPA2023-00016, Technical Updates to Implement the 2040 Comprehensive Plan
3. County Code Section 32-307.10 to add T-1B and T-1C densities to the MXD-N (addressed as part of DPA2023-00013 Mixed Use Rural Communities) 
4. County Code Section 32-201.14 to align public facility review (PFR) procedures with the County’s Zoning Ordinance and the Virginia Code (addressed as part of DPA2023-00014 PFR Review Update)
5. In the DCSM change the Long-Range Land Use classifications in Section 500; (addressed as part of DPA2023-00016, Technical Updates to Implement the 2040 Comprehensive Plan)
